THE LOCK-OFF FEATURE
With this week you have the option of booking a regular two bedroom villa or a two bedroom lock-off unit. The lock-off units cost $99 to book so you will have a choice of paying that fee or just booking a regular two bedroom unit and not paying any extra fee.
The lock-off units need to be booked a year in advance to guarantee that you get one because these units are first come first serve. When I booked early I never had a problem getting one. The lock-off unit makes it possible to get two weeks vacation for the price of one.
This allows you to lock-off the villa into two units the first one being the one bedroom side with the full kitchen and laundry fascilities and the second side a Guest Suite that has a kitchenette with a small fridge, microwave, toaster, coffee maker, kitchen counter, cupboards, small sink, and dishes for four. In addition there is a small table to eat at, a sitting area that has a pull out queen sleeper sofa, a television, dvd player, stereo, bathroom, and small furnished balcony. There is no washer and drier in the guest suite. By locking off the unit in this way you can get two weeks holiday instead of one. There is no additional maintenace fee or taxes for doing this just a lock off charge of $99. So you have a choice of using the whole two bedroom villa for one week or locking it off and getting two weeks. Those weeks can be used in consecutive weeks or seperated and used at different times during the platinum season. The platinum season runs from weeks 20 to 52. The week I am selling is deed as a floating platinum week.
REVIEW OF WHAT YOU CAN DO WITH THIS WEEK
* Stay a Week in a 2 Bedroom Villa at The Marriott Horizons at Branson
* Lock-off the villa and get two weeks vacation at the Marriott Horizons $99 lock-offfee
* Rent out your week at the Horizons
* Deposit your week with Interval International for exhanging to another Marriott Resort $89 exchange fee, $99 Interval International membership fee
* Lock-off your villa and stay one week at the Horizons in either the one Bedroom Master Suite or the Guest Suite and deposit the other week in Interval International for trading to another Marriott resort $89, or another non Marriott resort $129 domestic exchange, $149 international exchange, $99 Interval International membership fee, $79 lock-off fee.
* Lock off the Villa $99 lock-off fee. Then deposit both weeks in Interval International for trading. Pay exchange fee and Interval International membership fee
* Sell the week to someone else.
NOTE: THE INTERVAL INTERNATIONAL MEMBERSHIP FEE IS ONLY PAID ONCE A YEAR. THEY DO OFFER 2, 3, 4, AND 5 YEAR MEMBERSHIPS AT REDUCED RATES.
WHAT YOU ARE BUYING
YOU ARE PURCHASING AN ODD YEAR FLOATING PLATINUM WEEK IN A TWO BEDROOM VILLA. THE PLATINUM SEASON IS FROM WEEKS 20 TO 52.
USAGE STATS IN 2009. HOWEVER, HALF THE 2009 MAINTENANCE FEE WAS PAID THIS YEAR IN THE AMOUNT OF $330 AND THAT WILL HAVE TO BE REIMBURSED AT CLOSING.
THERE ARE NO MARRIOTT REWARDS POINTS FOR THIS UNIT. THE ONLY WAY TO GET A VILLA THAT HAS REWARD POINTS IS TO BUY THE UNIT DIRECTLY FROM MARRIOTT. SO, IF ANYONE HAS TOLD YOU THEY CAN SELL YOU A MARRIOTT VACATION CLUB VILLA AND YOU WILL GET MARRIOTT REWARD POINTS IT IS NOT TRUE.

Marriott's Right of First Refusal
MARRIOTT HAS THE RIGHT OF FIRST REFUSAL. IF THEY DECIDE TO PICK UP THAT RIGHT, WHICH THEY RARELY DO, I WILL RETURN ANY AND ALL MONEY THAT HAS BEEN SENT.

THE CLOSING COST ARE:
$375 closing fee + $25 resort transfer fee + reimbursement of half the 2009 maintenance fee that was paid this year in the amount of $330 + $95 Marriott first right refusal fee
The closing cost include Escrow, Deed preparation, and resort notification of transfer of owners
