Rented by John K. as of September 4, 2009. Saturday February 20, 2010 to Saturday February 27 , 2010 (7 FULL NIGHTS) is our roomy 1,000 Square Foot 'Standard' 2 bedroom 2 bathroom Ocean Front unit number 101. Please note that there only 6 of these type of 2 bedroom units at our resort.
For your convenience and safety, our resorts elevator goes to every condo units floor at our resort.
Our Lindo Mar Resort is a True Ocean Front RCI Gold Crown Rated resort in Puerto Vallarta Mexico.
Our full detailed rental agreement for your inspection and consideration is posted below. We are a private party and there is NO high pressure presentation that you will need to attend.
We are Pay Pal verified with our Pay Pal Premier account so you can pay us with Pay Pal if you wish.

Important Please Note, that our Gold Crown Rated resort Ocean Front condo IS NOT a Mandatory all inclusive resort were you are forced to pay a Mandatory $200 to $400 PER DAY for a family of 4 meal plan.
Those type of Mandatory all inclusive meal plans may not be of the quality and type of foods that you prefer to eat for a preset expense that you can do nothing about if you do not like the food.
Because our yearly ownership maintenance fee costs are based on a full weeks stay, we regret that it is not economically prudent for us to split our ownership weeks up (that all run only from Saturday to Saturday) for daily or partial week rentals. But you may be able to rent extra days from Trading Places at our resort at their higher daily rental rates depending if they have any prime time rental availability.
Upon emailed request we will be happy to email you as a email attachment a copy of our CONFIRMED OWNERSHIP RESERVATION that is presently in our name that you are interested in renting or buying one of our Ownerships.
Please note that the Living and its balcony are ocean front on our 2 bedroom 2 bathroom 'Standard ' units and offer sunset views of the ocean.

IMPORTANT, PLEASE NOTE that there are 30 one bedroom units, only one Penthouse two bedroom unit and only one Penthouse loft two bedroom unit . Please be aware that here are only 6 'Standard' two bedroom units at the Lindo Mar.
After talking to some of the other owners of these 'Standard' 2 bedroom 2 bathroom units it seems that most owners have bought to use their units and those are not available for exchange or for rentals.. We are estimating there may on average be a total of only one of these types of 2 bedroom 2 bathroom available as rentals per week during the high demand winter and spring times.
TO AVOID DISAPPOINTMENT BECAUSE OF NO AVAILABILITY ON YOUR SPECIAL REQUEST, please call Bruce Directly if you want to make a special request for a 2 bedroom 2 bath unit that we presently do not have reserved. The first time we can try make reservations exactly is 11 months before the check in dates wanted.
To vastly increase your chances of getting your Special Request vacation reservation we strongly suggest that you call Bruce at least 12 or so months before the Saturday check date you want, as there is very limited availability especially on the 2 bedroom units for the PRIME holiday, winter and spring weeks.
PLEASE NOTE, Owners can only reserve these type of Floating ownership weeks on a first come first serve basis. The owners in almost all cases do not get the highly demanded 2 bedroom 2 bathroom units prime reservation dates if they try to reserve the highly demanded prime vacation weeks in less than 11 months before the wanted check in times. PLEASE NOTE item 5B in our rental agreement regarding Special Request Requirements.

All of the 47 Condo units are ALL OCEAN FRONT units with Balconies and Fully equipped kitchens. Our Condo units also have Air conditioning , Telephone, Cable TV, in unit safe. You can have Daily Maid Service and room service.
Our resort also as a very good on site restaurant that the locals come for the moderately priced excellent Sunday Buffet. Our resort also has a swimming pool and spa and 24 hour desk service.
There are free computers to use at the resort and only about a $25 a week charge for the optional wireless internet available for your laptop computer depending on the exchange rate.

You only have to walk about 100 or 150 feet out of our building and you can be snorkeling right in front of our resort if you want to.
Our resort is located on the south side of Puerto Vallarta in the so called romantic zone. There is so much to see and do with in a 10 to 20 minute low cost cab ride of our resort.
All of the 4 ownerships we own are called floating weeks. Our Five 2 bedroom 2 bathroom ownership weeks are “FLOATING WEEKS” have WITH NO BLACK OUT DATES that can be booked for any week of the year depending on unit availability.
This is a Unlimited Time Perpetual Club Membership Property ownership that is well managed by Trading Places International, a well respected US based company who has been in the resort management business for over 30 years.
WE are owner-members of the World Wide Vacation Club and have 4 two bedroom, two bathroom ' 'HIGH SEASON' memberships that we can use at any of the 4 World Wide Resort resorts that allow us to call and try to reserve four weeks per year at the Lindo Mar with our four memberships for any time of the year WITH NO BLACK OUT DATES. Depending on unit availability we can book up to two or three special reservation requests for two Bedroom Two Bathroom units for the same week if requested a little more than eleven months before the check in date wanted. We could also if needed call and book and reserve several one Bedroom units for the same week as the two bedroom units were reserved by us.
Our costs are the same if we book a one or two bedroom for you.
Our ownership rental weeks run from Saturday to Saturday. Check in is at 4:00 PM and Check out is at 11:00 AM.
IMPORTANT PLEASE NOTE, in order to try to be fair to all interested potential interested renters the first prospective tenant to send the landlord a check with payment, will secure the unit, and other later arriving checks will be returned. The EARLIEST POSTMARK gets our unit if two checks arrive for the same reservation date booked.

This unit is located at The Lindo Mar Resort, which is RCI resort number 2358, and has been awarded RCI's highest rating of a Gold Crown Resort for the year of 2009. Resort address: K 2.5 Carretera-a Barra de Navidad 44800 Puerto Vallarta, jalisco, Mexico. Please note that we may or will gone on these timeshare vacations on these following dates but will reply to all messages asap. Dec 19 to Dec 26 and Dec 26 to Jan 2 , 2010 ? Key Largo, Fl. While on vacation Bruce may be unable immediately to receive email and send email messages because of a possible lack of easy access to computer hook ups at the above resorts. 1 Please NOTE, Our policy requires the renter of the rental party must be able to prove that they are at least 25 years old upon check in to permit use of the unit by the renter. A credit card imprint will be required upon check by the resort in to cover any possible damages
to the unit or resort.
The person who’s name that is to be put on the rental lease must be willing to send proof of their age being 25 years or older by the use of some type of official picture ID in order to rent from us. The person who’s name is on the rental lease must be present in order for their group to be allowed to be checked in without advance emailed permission from us the landlord to the resort. Thank you in advance for your cooperation in meeting requirement on verifying age requirements.
Please note that absolutely no pets of any kind are allowed in any of our resort’s units. Violate this rule and you will have to leave and face a extra $250 or more cleaning charge and in addition the loss of your security deposit .

3. This unit number 101 unit has 2 bedrooms and 2 bathrooms, Maximum occupancy is 6 people according to the resort rules. This unit has air-conditioning, a full kitchen, with microwave oven, and a balcony with a ocean view. You can go to http://www.lindomarresort.com/ to check out units design layout, etc or or email Bruce. Please note that there only 6 of these type of 2 bedroom units at our resort.
Standard in all units. Toilet paper, garbage bags, laundry baskets, towels, glassware, paper towels, broom and dust pan, mop and bucket, pots and pans, clock radio, toaster, hand and dish washing soap, vacuum cleaner, bed linen, cooking utensils, coffee maker, blender, silver ware, iron and ironing board. The resort has a filtered water system and also provides bottled drinking water for each unit.
4. Length of rental week number 8 is for 7 nights. Your rental begins on Saturday February 20, 2010 check-in at 4:00, and check-out is on or before Saturday February 20, 2010 at 11:00 AM. If you do not plan to check in on your assigned check in date, but plan to check in on a later date we suggest that you contact the resort and advise them of that fact two or three days before your reservation check in date as stated on your confirmed reservation. By emailing the resort at lindomar@tradingplaces.com or telephoning a head of time they will know that you still plan to use it and not mistakenly assign your unit to someone else.
5A. Rent for the unit as listed for the date above is $1,199. (in US Dollars plus a $100 Refundable Security Deposit.
PLEASE NOTE, NO PERSONAL CHECKS WILL BE ACCEPTED if with in 30 days of the check date, DO NOT SEND CASH.
If it is with in 30 days or less of the reservation check in date that you want, please only pay by either Paypal or send a UNITED STATES POSTAL OFFICE MONEY ORDER By US Priority mail. Please email us the postal tracking number and a copy of that money order asap by email or fax to confirm to us that your payment is on the way to secure your reservation. We will in most cases hold that reservation for 7 days from date you send that email or fax. Or you can use PAYPAL to make your rental payment.
If you are snail mailing a payment we strongly advise because of the BAD and CARELESS DELIVERLY SERVICE AND THE LACK Of SECURITY provided by both UPS and DHL on their deliveries in our area, we strongly advise that you do not waste your money using either of them. You can SAVE a fair amount of MONEY by instead safely assure that your mailing will not get lost by using US Priority mail to send your mailing to our PO Box # 661.
Our unsecured rural mail box sits out of our view about one block from our home on the state highway so that is another reason we suggest using our PO box # 661 if you are sending payment by check. We will call you asap when we receive payment. Please include your home phone number in your mailing. Thank you for your cooperation.
Payment required to secure unit is 100% of rental price as show above Plus the $100 security deposit for this existing confirmed reservation. Please make total payment payable Bruce F. Czajkowski in the amount of $1,299.
There is a no refund policy once the timeshare is rented. The only type of refund that would be allowed is if the this unit is if it is uninhabitable as stated in part numbered section 7 of this rental lease agreement, and no other similar units are available for the same week at this resort. The parties have signed their names below to evidence their agreement to the terms and conditions of this rental agreement,

5B. In most cases for special request for a non existing reservation check in date that we do not have a confirmed reservation for, there is NO CHARGE to have us check for availability for your special request that we do not have reserved at that time.
But a $200 good faith Pay Pal Good Faith down payment is required before we will CANCEL one of OUR confirmed reservations and try for a period of 2 business days after the Pay Pal good faith down payment is received to reserve your special request time period.
The main reason for this policy is that we may have already reserved a hard to reserve high demand reservation and may have to cancel that high demand reservation to try and accommodate your request.
The reason we have the rule as it is not fair to the owners to have the owners cancel a high demand and book a special request week, so their efforts and time is not wasted by people who made that special request and then not rent.
Once the confirmed reservation is made the renter-tenet after being emailed is to send in the remaining balance due with in 24 hours.
6. The tenant agrees to rent the Unit from the landlord, and the landlord agrees to lease the Unit to the tenant.
7. The term of the lease is only for the exact period designated in paragraph 4. The tenant may use the Unit during the term without interference subject to the terms of this lease. If the Unit is not habitable on the day that the term starts by reason of flood, fire, storm, or for any other reason, the landlord shall refund the rent forth with and will there after have no further liability to tenant.
Here are some links to renter's Travel Insurance that could help lessen any financial loss because of unforeseen circumstances of storms and other weather problems, travel problems like airline strikes or Airline Bankruptcies, health , etc problems or any other problems causing financial loss the landlord did not cause and is not responsible for.
You may also want to contact local travel agents and check out the cost of the of a level of a Travel Insurance package that you feel comfortable to protect your self against unforeseen circumstances that may affect or end your vacation plans.

8. The tenant agrees to pay the rent as set forth in paragraph 5 at the times stated in that paragraph. If the rent is not received by landlord on or before the date specified, the landlord may declare the tenant in default by written notice sent by either certified mail, e-mail, or fax. If the default is not cured within 3 days after receipt of the notice, the landlord may rent the Unit to others.
9. The tenant may use the Unit only in accordance with the rules and regulations of the resort in which the Unit is located. No pets are allowed. If the tenant's or their guests violate the resort rules which results in resort kicking them out, there will be no refund of any portion of the rent for the unused time.
10. The landlord will pay maintenance fees and all utility charges for the Unit.
11. The tenant will pay for all the telephone calls made from the Unit, any housekeeping services for which there is an additional charge, and any extra charges (except utilities) imposed by the resort for services or for the use of its facilities.
12. The tenant agrees to maintain the Unit in the same condition as it is at the start of the lease term, except for ordinary wear and tear. The tenant will pay for all repairs, replacements, and damages caused by the act of neglect of the tenant, the tenant’s household members, or guests
13. Immediately upon receipt of the full rental payment, the landlord will notify the resort manager in writing that the tenant will be occupying the Unit during the stated term. At this time, a copy of the letter will be sent by landlord to tenant.
14. The landlord is not responsible for any inconveniences or interruption of services due to repairs, improvements, or for any other reasons beyond the landlord’s control.
15. The tenant may NOT sublease the unit or assign this lease without the landlord’s prior written consent.
16. All notices may be sent to the address, e-mail, or fax numbers set forth in the opening paragraphs of this lease.
17. Additional charges for services and activities may be charged additional fees by the resort to the tenant, including, but not limited to golf, ski hill, craft materials, etc.
