Hyatt Windward Pointe Resort - Timeshare For Sale

This is a two bedroom Condo at the Hyatt Windward Point. The week is fixed week number 38 on the third floor in building 2. The unit has a beautiful oceanside view and over looks the pool and recreation area.

The new owner will get 1300 annual Hyatt Points to use as they see fit. You will have a choice of staying at the Windward Point during fixed week 38 or using your points to stay at the Windward Point during other weeks during the Bronze Season. The Bronze Season at the Windward Point is from weeks 21 to 24, 36 to 41, and weeks 44 to 50. If you stay at the Windward Point during the bronze season on a date that is not your fixed week Hyatt charges a $39 internal exchange fee.

Another choice that you can make using your points is to stay at any other Hyatt Vacation Club location. You can either stay in a two bedroom during the Bronze Season at these resorts or choose to stay in a 0ne bedroom or studio unit during some of the other Hyatt seasons. When you stay in a smaller unit than what you own, it allows you to stay in more expensive seasons such as Platinum, Gold, or Silver because the smaller units require less points. For example, to stay in a one bedroom during the Gold Season (weeks 1 to4 and weeks 10 to 16) at the Hyatt Sunset Harbor in Key West would cost 1240 points. Or you could stay at the same resort in a studio unit for a week during the Diamond Season (weeks 7, 51, 52) and the cost would be 750 points.

Hyatt also allows owners to use their points to stay for 2, 3, and 4 night stays instead of a full week. The 3 night stays are over the weekend. While the 2 and 4 night stays are midweek. For example during the Bronze Season, a 3 night weekend stay would cost 880 points, 4 night midweek stay would cost 420 points, and a 2 night midweek stay would cost 210 points.

The last option you would have is to use your points to exchange through Interval International. Your maintenance of $930 include a membership in Interval and Hyatt has there own points based system for trading through Interval International. The 1300 points that you would deposit when trading through Interval would give you a wide selection of choices.

If you trade to any resort during the red season it would cost 1300 points to stay in a two bedroom condo, 870 points to stay in any one bedroom condo, and 430 points to stay in and studio unit.

If you used the points during Interval internationals yellow season it would cost 1100 points to stay in a 2 bedroom condo, 740 points to stay in any one bedroom condo, and 360 points to stay in a studio.

If you used the points during Interval Internationals green season, it would cost 800 points to stay in a 2 bedroom condo, 540 points to stay in a 1 bedroom condo and 260 points to stay in a studio.

As you can see owning at Hyatt allows you to be very flexible. In addition, I am including one week that I have banked in Interval International.

THE HYATT WINDWARD POINT IS A DEEDED RIGHT TO USE TIMESHARE. THAT RIGHT TO USE LAST UNITL 2100. SO THERE ARE STILL 93 YEARS LEFT ON THE RIGHT TO USE.

USAGE WILL START IN 2009 AND YOU WILL BE RESPONSIBLE FOR THE MAINTENANCE FEES STARTING 2009. THE CLOSING COST WILL BE PAID FOR BY THE BUYER AND THOSE COST ARE $375 TO THE CLOSING COMPANY, $500 RESORT TRANSFER FEE PAID TO HYATT VACATION CLUB.

Before any closing can take place the sales agreement will have to be sent to Hyatt Vacation Club for approval. They have the First Right of Refusal on any sale, so if they waive their right the sale can go through. If they don't waive their right, they will purchase the week back from me at the sales agreement price and there will be no cost to the buyer. This process usually take up to 4 weeks to get an answer from Hyatt.
