The unit being rented is a one bedroom condo. This unit is located at The Cliffs of Peace Canyon, 4550 S. Grand Canyon Dr. - Las Vegas, NV, 89147. About 15 Min. from downtown.

This Desert Oasis-style resort features nine-foot ceilings that enhance the transom windows. A Business Center offers a Computer Station with complimentary High-speed Internet access and a printer. A small meeting room is available adjacent to the Lobby. The Resort offers an outdoor pool and a Spa Tub. A Fitness Room with cardiovascular equipment, a Universal machine and a stretching area Is available. An outdoor patio offers a fireplace, entertainment area, picnic area and barbecue grills. video rentals are available at the front desk. A small pool table is located adjacent to the reception area, and the resort offers a game room with a television. The resort offers limited shuttle service to nearby casinos and shopping. Pets are not allowed at this property.

One bedroom Suites feature integrated kitchens, living rooms and dining rooms. All Units offer entertainment centers with Big-screen televisions, VCRs and CD players. Additional televisions are provided In bedrooms. oval garden tubs are offered In the units, All units offer furnished balconies or patios. Washers and dryers are provided.

A credit card imprint will be required upon checkin with a photo ID. Minimum age required is 21. The resort is smoke free.


The rental is for 7 nights starting Saturday, Nov. 15, 2008. Checkin at 4:00 PM and check out is on or before Saturday Nov. 22, 2008 at 10:00 AM. I will rent for $100 per night with a minimum of 5 nights. The unit will be assigned upon arrival.

Copy, print and fill in the information requested in the form below. Return it to me with a check for the required payment. (If you have trouble with this, email me and I will send the agreement in a pdf file) If more than one agreement and deposit are received the earliest postmark gets the unit. Others will be promptly returned. Upon receipt of the full rental payment, I will notify the resort that a tenant will be in the Unit during the rental week. I will send the completed agreement via email to the tenant.

I will space bank this week about 120 days before check in dates into the RCI exchange program.

Rental Amount: $599/wk or $100/day with 5 day minimum.

Upon deposit, Owner agrees to ensure that the vacation time is in the name of the Renter and to notify Renter of this. Renter agrees to confirm the reservation with the management of the property and that it has been made accurately.

2. Renter shall not sublet this lease.

3. Occupancy shall be no more than ___4___ persons. Renter agrees to abide by policies set by the management, refrain from loud noise and to return unit in clean sanitary rentable condition or pay costs of same. Renter is responsible for any damages.

4. Renter agrees that no pets shall be allowed in vacation property.

5. Owner is not able to cancel this agreement without reimbursing Renter all out of pocket expenses for arranging this vacation. If Renter cancels this agreement then all monies paid to Owner, thus far, are forfeited.

6. Personal Property and Liability: All personal property kept by Renter in said premises shall be and remain at his/her sole risk and Owner shall not be liable for any damages to, or loss of such personal property ensuing from any acts of negligence of any other persons, nor from any problems with the rental unit from any other cause whatsoever, nor shall Owner be liable for any injury to the Renter or guests of the Tenant in or about the premises. The Renter expressly agreeing to save Owner harmless in all such cases.

7. This Lease shall be governed pursuant to the laws of the state of the property; and invalidation of any portion of this Lease shall not invalidate the remainder.

This document contains the entire agreement between the parties, and any changes, amendments, or modifications hereof shall be void unless the same are in writing and signed by the parties hereto. Renter and Owner acknowledge receipt of a true copy of this Short Term Rental Agreement.

The parties below agree to the terms stated above and have read, understand, and agree to the terms of the disclaimer attached to this agreement.
