There are ONLY 11 of these type of 2 bedroom 'A' and 'B' units in the entire resort.
The Sleeping accommodations for our two Bedroom three bathroom sleep six units are as follows.
On the third floor in the Master Bedroom there is a single King sized bed with a attached private full bathroom in this bedroom unit and its own private balcony..
In the second third floor bedroom there are two twin sized a attached private full bathroom in this bedroom unit and its own private balcony
On the second level for the fifth and sixth persons there are two roll away twin sized beds with a half bathroom also on the same floor and has two balconies.
Please note that there are no unit elevators or handicapped access units for any of the three story Townhouses units. All of the resorts 18 units have three stories.
Please note all of the Deeded ownership weeks at our resort ONLY are for a FULL Saturday to Saturday ownership rental week and are not available as a FULL Friday to Friday or a FULL Sunday to Sunday week rental week. Because they are deeded as a FULL Saturday to FULL Saturday ownership week we cannot change them to run as a Friday to Friday or Sunday to Sunday week rental week. Thank you for your understanding.
Because our yearly ownership maintenance fee costs are based on a full weeks stay, we regret that it is not economically prudent for us to split our ownership weeks up for daily or partial week rentals. But you may be able to rent extra days from our resort at their higher daily rental rates depending if they have any prime time rental availability.
For a 'special request' vacation time period that we do not have presently reserved at this time please read all of item 5B in the detailed rental agreement below before making 'your special' request if you want us to try and secure the vacation week you want. IMPORTANT PLEASE NOTE, in order to try to be fair to all interested potential interested renters the first prospective tenant to send us full payment, will secure the unit, and other later arriving checks will be returned. We suggest that you reserve and confirm your rental request asap as our resort has a total of only 18 total condo units, and most of our resorts condos are being used for their owners own vacations and so those units are not available for rent.
On a average usually only one to three of our resorts condo’s units per week may available for rent. Some high demand Holiday weeks there may be only one of our resorts weeks available for rent on a first come first serve basis.
There are only 18 Villa style condo units at our resort and there are only five 3 bedroom condo units at our resort. There are very few 3 bedroom units in the entire Florida Keys north of Key west.. Our units are approximately 2,000 square foot (as per resorts website) condo in great location on the Gulf of Mexico and close to the Atlantic that also has its own private garage.
All of the units are floating weeks so we can book any week in a 2 or 3 bedroom depending on unit availability if requested far ahead enough before the check in date requested. The 2 bedroom, 3 bathrooms are a sleep 6 unit and the 3 bedroom 4 bathroom units are sleep 8 units. All units have 4 balconies.
Our resort is a Private Gulf Of Mexico Water Front Florida Keys resort and is not a Mega size cookie cutter impersonal resort, but a resort that some say feels like one large family that can provide for a memorable vacation.
You will have access to our resorts boat slips to dock your boat AT NO CHARGE to you during your stay. We will call ahead to reserve your slip asap after you have secured your rental with us.
Our resort is less than one mile away from the John Pennekanp State Park entrance were you can enjoy some of the best diving and snorkeling found anywhere on the only 'living reef' in the United States.
You will be able to fish from our resorts private wooden boardwalk or on our resorts piers using the resorts rods and reels. You will be able to see the Everglades in the distance from our resorts piers. . You may be able to catch shrimp with the resort supplied shrimp nets in the passé that borders our resorts north edge. You can enjoy the sunsets with the beverage of your choice on our large balconies.
Within 5 minutes drive of the resort you can rent boats, wave runners or you can water ski, sail, snorkel, swim, etc. With in less than a one half hour drive you can go to the Theater Of The Sea were you could swim with the dolphins and other sea creatures.

THE MAIN REASON we advise mailing to our PO Box because of the BAD and CARELESS DELIVERY SERVICE AND THE LACK Of SECURITY provided by UPS on their deliveries in our area, we STONGLY ADVISE that you do not waste your money using them. We have found some of the UPS deliveries in the snow, etc and put other areas were they were we were frankly lucky to find them, and could have lead to the loss of the check and the loss of a vacation because of non collected vacation funds. You can SAVE a fair amount of MONEY by instead safely assure that your mailing will not get lost by using US Priority mail to send your mailing to our secure PO Box.

If you do not get a same day reply from us it could be we are on a one or two day mini vacation or traveling to a vacation destination with a full days travel time. While on vacation Bruce may be unable immediately to receive email and send email messages because of a possible temporary lack of immediate access to computer hook up that day. 1. Please NOTE, Our policy requires the renter of the rental party must be able to prove that they are at least 25 years old upon check in to permit use of the unit by the renter. A credit card imprint will be required upon check in to cover any possible damages to the unit or resort.
The person who’s name that is to be put on the rental lease must be willing to send proof of their age being 25 years or older by the use of some type of official picture ID in order to rent from us. The person who’s name is on the rental lease must be present in order for their group to be allowed to be checked in without advance emailed permission from us the landlord to the resort. Thank you in advance for your cooperation if needed in meeting requirement on verifying age requirements.
Please note that as per the resorts rules, absolutely no pets of any kind are allowed in any of our resort’s units. Violate this rule and you will have to leave and face up to a $250 or more sanitizing cleaning charge and in addition the loss of your security deposit.

Our units have 4 private balconies and their own private garage on the lowest of the three levels. These 2 units have 2 bedrooms and 3 BATHROOMS.
Our units have own unit washer and dryer. Maximum sleeping occupancy is 6 people per unit according to the resort rules. These units have air-conditioning, a full kitchen, with microwave oven. These are three story units with no other units above or below these units. Most of the units are side by side units.
Standard In All Units. Toilet paper, garbage bags, laundry baskets, towels, glassware, paper towels, broom and dust pan, mop and bucket, pots and pans, clock radio, toaster/toaster oven, hand and dish washing soap, vacuum cleaner, bed linen, cooking utensils, coffee maker, blender, silver ware.
We think our unit and our resort will help to make your vacation holiday something special.
Our three story, three balcony vacation condo has its own private garage on its lowest level.

Our Florida Bay Club is a private gated condo community located on the gateway to the Florida Keys in Key Largo. The spacious living room and dining room give you plenty of space to relax and enjoy your stay. Our large kitchen with all the appliances will help you to enjoy your stay.
The Florida Bay Club is .7 of a mile away from the front entrance of Pennekamp State Park where you can enjoy some of the best swimming, diving and snorkeling around.
If fishing is your enjoyment, Florida Bay Club has its own 'Captain' for trips out on the back water or on the Atlantic Ocean. Bring your boat and tie up at our dock on the bay. Ocean access from the Club runs along our property. Swim with the Dolphins at Dolphins Cove and the Dolphin Research Center.
Key West is about a 90 mile trip to the Southern Most Place in the U.S. Walk Duval Street and famous local residences of Ernest Hemingway and President Harry Truman. Visit Key West and enjoy the festivities at Sunset.
For the Divers the USS Spiegel Grove a 510 foot ship was recently sunk near Dixie Shoals just off Key Largo. Come join us for a stay you will always remember!
4. Length of rental week number 12 is for 7 nights. Your rental begins on check-in at 3:00 Saturday March 19, 2011 and check-out is on or before Saturday March 26, 2011 at 10:00 AM If you do not plan to check in on your assigned check in date, but plan to check in on a later date we suggest that you contact the resort and advise them of that fact one or two days before your reservation check in date as stated on your confirmed reservation. By calling them a head of time they will know that you still plan to use it and not mistakenly assign your unit to someone else.
IMPORTANT PLEASE NOTE, in order to try to be fair to all interested potential interested renters the first prospective tenant to send the landlord a check with payment, will secure the unit, and other later arriving checks will be returned. The EARLIEST POSTMARK gets our unit if two checks arrive for the same reservation date booked.
There is a NO REFUND POLICY once the timeshare is rented. The only type of refund that would be allowed is if the this unit is if it is uninhabitable as stated in part numbered section 7 of this rental lease agreement, and no other similar units are available for the same week at this resort. The parties have signed their names below to evidence their agreement to the terms and conditions of this rental lease.

5B. WE CAN TRY TO FULFILLYOUR SPECIAL REQUESTS . In all cases for special request for a non existing reservation check in date that we do not have a confirmed reservation for, there is NO CHARGE to have us CHECK FOR AVAILABILITY for your special request that we do not have reserved at that time.
We can check the ' owners resort's schedule availably website' 24 hours per day to see if the timeframe and of unit size you want is available at anytime. If it appears that that your special request timeframe and unit size is a available then we will call the the resorts front desk if it is open to confirm that the resort's schedule website availably chart is current and correct. Please note, there are only five 3 bedroom units in the entire resort that the 2 bedrooms for the same dates so there is usually more two bedroom availability
Please note this this resort allows the owners ONLY ONE cancellation per ownership per year of a confirmed reservation, and it must be made 30 days before that reservations check in date.
SPECIAL REQUESTS POLICY. A 50% good faith Paypal Good Faith down payment is required of a price agreed upon BEFORE we will CANCEL one of OUR confirmed high demand reservation and try for a period of one business day after your Pay Pal good faith down payment is received by us to reserve your special request time period at our resort.
One reason we have this rule is in the past we had cancelled a confirmed reservation for a special request without requiring a good faith deposit and the person backed out and so we were stuck with the week that was not high demand and it did not rent. Based on our 10 years of experience the cancelled week would have would have rented out, so we lost money fulfilling that special request.
It is not fair to the owners to have the owners cancel a high demand week and book a special request week, so their efforts and time is not wasted by people who made that special request and then did not honor their commitment to rent causing the owners to lose money because the owners honored their commitment to try and fulfill that special request.
To make your Paypal good faith down payment on the Paypal form you would send it to judybruce@wi.rr.com and click on to the 'for services circle' and in the information box you need to put in the dates and unit size wanted and the ad number and the ad site and that you agree to all of the rental terms on that rental agreement. If we are not able to reserve the reservation timeframe and unit size that you want we will refund 100% of your good faith Pay Pal Good Faith down payment the same day.
Once the confirmed reservation is made the renter-tenet after being emailed or called is to send in the remaining 50% balance due with in 24 hours or less after your reservation has been made. If you have any questions, please call Bruce at his home only between 8 AM to 8 PM CST at 1-262-878-7566.
6. The tenant agrees to rent the Unit from the landlord, and the landlord agrees to lease the Unit to the tenant.
7. The term of the lease is only for the exact period designated in paragraph 4. The tenant may use the Unit during the term without interference subject to the terms of this lease. If the Unit is not habitable on the day that the term starts by reason of flood, fire, storm, or for any other reason, the landlord shall refund the rent forthwith and will thereafter have no further liability to tenant.
Here are some links to renter's Travel Insurance that could help lessen any financial loss because of unforeseen circumstances of storms and other weather problems, travel problems like airline strikes or Airline Bankruptcies, health , etc problems or any other problems causing financial loss the landlord did not cause and is not responsible for.
You may also want to contact local travel agents and check out the cost of the of a level of a Travel Insurance package that you feel comfortable to protect your self against unforeseen circumstances that may affect or end your vacation plans.

8. The tenant agrees to pay the rent as set forth in paragraph 5 at the times stated in that paragraph. If the rent is not received by landlord on or before the date specified, the landlord may declare the tenant in default by written notice sent by either certified mail, e-mail, or fax. If the default is not cured within 3 days after receipt of the notice, the landlord may rent the Unit to others.
9. The tenant may use the Unit only in accordance with the rules and regulations of the resort in which the Unit is located. No pets are allowed. If the tenant's or their guests violate the resort rules which results in resort kicking them out, there will be no refund of any portion of the rent for the unused time.
10. The landlord will pay maintenance fees and all utility charges for the Unit.
11. The tenant will pay for all the telephone calls made from the Unit, any housekeeping services for which there is an additional charge, and any extra charges (except utilities) imposed by the resort for services or for the use of its facilities.
12. The tenant agrees to maintain the Unit in the same condition as it is at the start of the lease term, except for ordinary wear and tear. The tenant will pay for all repairs, replacements, and damages caused by the act of neglect of the tenant, the tenant’s household members, or guests
13. Immediately upon receipt of the full rental payment, the landlord will notify the resort manager in that the tenant will be occupying the Unit during the stated term. At this time, a “letter to the resort” will be sent by landlord to tenant to be presented upon check in.
14. The landlord is not responsible for any inconveniences or interruption of services due to repairs, improvements, or for any other reasons beyond the landlord’s control.
15. The tenant may NOT sublease the unit or assign this lease without the landlord’s prior written consent.
16. All notices may be sent to the address, e-mail numbers set forth in the opening paragraphs of this lease.
