Note this resort is in the process of being upgraded and as per resort it is going to be awarded a Gold Crown rating by RCI which will raise the yearly Point value from it's present 39,500 to 53,500 RCI Points.

If sending a check just ad your name, address, phone to the rental agreement below and make 2 full copies. Keep one copy for your records and sign, date and then mail one signed copy to us asap with the required payment.
IMPORTANT PLEASE NOTE, in order to try to be fair to all interested potential interested renters the first prospective tenant to send us full payment, will secure the unit, and other later arriving checks will be returned. The EARLIEST POSTMARK check gets our unit if two checks arrive for the same reservation date.
We are happy to provide by email a copy of our ownership in the form of our warranty deed upon request that shows that we do own a deeded floating week at this our resort.
Please note, seeing our deeded ownership at this resort is enrolled in the RCI Points program, We will pay the cost of the (Required by RCI ) of the RCI Guest Certificate cost of $65 for this rental into the rental price shown below. If our ownership at this resort was not enrolled in the RCI Points program we would not have to buy and pay $65. for the RCI Guest Certificate on our rental.
Please also note that there is a required Las Vegas City Occupancy Tax charged to YOU at check in of $5.20 per night that is NOT included in our rental price show below.
We feel no matter who you may be might be inquiring about renting from, on any and all rentals inquiries we feel it is VERY IMPORTANT that the rental advertiser should definitely be willing to provide documented proof that they really do have the legal right to rent to rent that week they have advertised for rent.
Unfortunately we hear about people who paid for a rental and they for one reason or another were unable to be checked in to the unit that they paid for. Below are several ways to avoid that type of problem that can ruin your limited vacation time.
If they own a Fixed week ask them to send you asap a copy of the deed that shows that week and unit number listed on the deed for the one named in their ad like we offer to do upon emailed request
Our week 43 which is the week of Friday October 23, 2008 to Friday October 30, 2008. The average October temperate in Las Vegas is about a comfortable 70 to 80 degrees so that is one of the many reasons why we reserved this week 42 at our RCI Points resort. Your unit number will be assigned upon your check in.

Please note that we may or will gone on these timeshare vacations on these following dates but will reply to all messages asap. Nov 16-23, 2008 Stormy Point Village, Branson, Mo. Dec 27 to Jan 10, 2009 The Lindo Mar, Puerto Vallarta, Mexico. There might be a few more that we have not reserved at this time but we will add to the above list asap after they are reserved. While on vacation Bruce may be unable to receive email and send email messages because of a possible lack of easy access to computer hook ups at the above resorts. But please send your email and we will respond asap. But if we are vacationing in Mexico please email us for more likely a faster reply than leaving us a message on our home phone. 1 Please NOTE, our policy requires the renter of the rental party must be able to prove that they are at least 25 years old upon check in to permit use of the unit by the renter. A credit card imprint will be required upon check in to cover any possible damages to the unit or resort.
The person who’s name that is to be put on the rental lease must be willing to send proof of their age being 25 years or older by the use of some type of official picture ID in order to rent from us. The person who’s name is on the rental lease must be present in order for their group to be allowed to be checked in without advance emailed permission from us the landlord to the resort. 3. The Unit being rented is our condo unit ownership that at Summer Bay Resort Las Vegas. Your unit number will be assigned to you upon your check in. This is RCI resort number 0110 Our resorts address is Summer Bay Resort Las Vegas, 100 Winnick Ave, Las Vegas, Nevada 89109. The resorts telephone number is 1-702-731-6100. The units are about 1/2 of a block to a full block from the Las Vegas 'STRIP' so a car is not really needed.
These units are not small lock off units. They have 2 bedroom and 2bathroom units with a Maximum Sleeping occupancy of 6 people according to the resort rules. Our unit has air-conditioning, a full kitchen, with microwave oven, a fireplace, in unit washer & dryer.

4. Length of rental week number 43, year of 2008 is for 7 nights. Your rental begins on check-in at 4:00 PM Friday October 23, 2009 and check out is on or before Friday October 30, 2009 at 10:00 AM. If you do not plan to check in on your assigned check in date, but plan to check in on a later date we suggest that you contact the resort and advise them of that fact one or two days before your reservation check in date as stated on your confirmed reservation. By calling the resort a head of time they will know that you still plan to use it and not mistakenly assign your unit to someone else.
5A. Rent for the unit as listed for the Full Week above is reduced to only $799 (in US Dollars). PLEASE NOTE, NO PERSONAL CHECKS WILL BE ACCEPTED if with in 30 days of the check date, DO NOT SEND CASH. If with in 30 days of reservation check in date please send BANK CASHIERS CHECK, MONEY ORDER. Payment required to secure unit is 100% of rental price as show above for this confirmed reservation.
Also required is a additional $100. refundable security deposit per unit that is to be paid at the same time as the rental deposit is paid. The refundable $100. security deposit refund is to be sent by snail mail or by Paypal to the renter with in 5 business days or less after the above check out date has passed if no damage fees or any other unpaid fees are owed by the renters to the resort. Please make check payable to Bruce F. Czajkowski in US Dollars the amount of $899.
There is a no refund policy once the timeshare is rented. The only type of refund that would be allowed is if the this unit is if it is uninhabitable as stated in part numbered section 7 of this rental lease agreement, and no other similar units are available for the same week at this resort. The parties have signed their names below to evidence their agreement to the terms and conditions of this rental agreement.

5B. In most cases for special request for a non existing reservation check in date that we do not have a confirmed reservation for, there is NO CHARGE to have us check for availability for your special request that we do not have reserved at that time.
But a $200 good faith Pay Pal Good Faith down payment is required before we will CANCEL one of OUR confirmed reservations and try for a period of 2 business days after the Pay Pal good faith down payment is received to reserve your special request time period.
The main reason for this policy is that we may have already reserved a hard to reserve high demand reservation and may have to cancel that high demand reservation to try and accommodate your request.
The reason we have the rule as it is not fair to the owners to have the owners cancel a high demand and book a sprcial request week, so their efforts and time is not wasted by people who made that special request and then not rent.
Once the confirmed reservation is made the renter-tenet after being emailed is to send in the remaining balance due with in 24 hours.
6. The tenant agrees to rent the Unit from the landlord, and the landlord agrees to lease the Unit to the tenant.
7. The term of the lease is only for the exact period designated in paragraph 4. The tenant may use the Unit during the term without interference subject to the terms of this lease. If the Unit is not habitable on the day that the term starts by reason of flood, fire, storm, or for any other reason, the landlord shall refund the rent forthwith and will thereafter have no further liability to tenant.

8. The tenant agrees to pay the rent as set forth in paragraph 5 at the times stated in that paragraph.
9. The tenant may use the Unit only in accordance with the rules and regulations of the resort in which the Unit is located. No pets are allowed. If the tenant's or their guests violate the resort rules which results in resort kicking them out, there will be no refund of any portion of the rent for the unused time.
10. The landlord will pay maintenance fees and all utility charges for the Unit.
11. The tenant will pay for all the telephone calls made from the Unit, any housekeeping services for which there is an additional charge, and any extra charges (except utilities) imposed by the resort for services or for the use of its facilities.
12. The tenant agrees to maintain the Unit in the same condition as it is at the start of the lease term, except for ordinary wear and tear. The tenant will pay for all repairs, replacements, and damages caused by the act of neglect of the tenant, the tenant’s household members, or guests
13. Immediately upon receipt of the full rental payment, the landlord will notify the resort manager in writing that the tenant will be occupying the Unit during the stated term. At this time, a copy of the letter will be sent by landlord to tenant.
14. The landlord is not responsible for any inconveniences or interruption of services due to repairs, improvements, or for any other reasons beyond the landlord’s control.
15. The tenant may NOT sublease the unit or assign this lease without the landlord’s prior written consent.
16. All notices may be sent to the address, e-mail, or fax numbers set forth in the opening paragraphs of this lease.
17. Additional charges for services and activities may be charged additional fees by the resort to the tenant. Contact the resort directly if you have any questions or concerns.

The advertiser could own a deeded fixed week or own a so called floating week ownership at that resort. The following are couple of ways to verify that they do have the right to rent out the week and unit that they have advertised for rent.
If they own a Fixed week ask them to send you asap a copy of the deed that shows that week and unit number listed on the deed for the one named in their ad..
If it is a “floating week ownership like our ownership weeks” at Christmas Mountain then ask the advertiser to send you asap a copy the confirmed reservation that is PRESENTLY IN THEIR NAME for that unit and date as they have advertised.
You should also be aware that if it is a week has been obtained from a exchange company like II or RCI that is STRICKLY against those exchange companies rules to rent out that week to others.
If someone has broken an exchanges companies rules and rented out an exchange company week to you, you might not be allowed to be checked into the resort and be allowed to use that exchange week even if they have put a so called 'guest certificate in your name'. because they broke the rules against renting out an exchange week.
The above due diligence should be done before sending any money to help you avoid scammers so your vacation plans are not ruined, and your vacation money does not go down the drain because you were either misled about unit usage and check in date availability or just plain lied to.
The time and money that you could lose includes the time you spent getting to the resort, the travel costs to travel to the resort which could include expensive airfare.
Also the hassle and lost vacation time in trying to find some other hopefully available suitable accommodations especially high demand vacation times, and the extra money to now having to be spent for those alternative accommodations at overly expensive full rack rates.
