Timeshare Owner's Description:

4th of July week in 2008. Do not miss our resorts large 4th of July Fireworks show. Please note that there are only of our 16 Deluxe Timbers 2 Bedroom 2 Bathroom one and one half story units, and they are nearly 2 times the size of our 2 Bedroom 1 bathroom Cottage ownership units.

Please note that our 2 bedroom 2 bathroom Deluxe Timbers unit at about 1100 square feet is about 69 % larger than our 2 bedroom 1 bathroom Cottages and has more amenities then our Cottages. Our Deluxe Timbers has a screened in porch that has a Jennaire barbeque grill and a table and 4 chairs in the porch. Our Deluxe Timbers units have 2 bedrooms, 2 BATHROOMS. These DeluxeTimbers units have their own in unit washer and dryer.

If you email Bruce for some pictures of our Deluxe Timbers units you will note in the first picture the spacious of the high ceiling in the Dining and living room areas in our 2 bedroom Deluxe Timbers units. The second picture will be of the Master bedroom that even has its own gas fireplace in about one half of our Deluxe Timbers 2 bedroom units.

Our rental agreement for your inspection and consideration is posted below. We are a private party and there is no high pressure presentation to attend.

We are Pay Pal verified with our Pay Pal Premier account so you can pay us with Pay Pal if you prefer.

If you want rent this unit for the date shown below , please call us first before sending any type of Payment to make sure this rental of ours is still available to rent in an effort to avoid any type of rental availability missunderstanding.

These Deluxe Timbers units besides having the many standard 2 bedroom Christmas Mountain condo amenities our Deluxe Timbers also has a Jacuzzi in the master bedroom.

The Down stairs deck has patio furniture while the Downstairs deck has a gas grill and patio furniture.

All of our 2 bedroom Deluxe Timbers units have fully equipped kitchens, in unit washer and dryers, CD and VC Players and every thing you need to make this your home away from home. These units are just a short walk from the newer indoor pool, large outdoor hot tub workout complex. Our resort also has 4 outdoor swimming pools.

If you go to the resorts website you will see all of the many other things our resort has to offer you and your family. Don’t forget to check out our resorts activity calendar on our resorts website.

Also check out our resorts summer rental prices compared to our ownership summer rental prices. Then you may want rent our unit before it is gone so you do not have to rent through the resort at their higher rates if they even have any availability for this date.

We generally have at least 35 or more confirmed reservations at Christmas Mountain at any one time on our accounts.

We obtain about 90 confirmed reservations a year through Bluegreen at Christmas Mountain for our various uses. Over 50% to 70% of those reservations are used for rentals. If you have any questions about the differences between various types of our two bedroom ownerships, I can quickly and better answer them by phone than by emails. If you want just a one or 2 nightly rental or just a weekend rental then maybe you might want to contact the resort directly for any availability . But Please be advised that in a lot of cases the resorts charges per night may be 2 to 7 times higher per night than our rates for any given time period.

Our ownership rentals are for the full amount of time listed for the lower cost per night listed that are for various set time periods of about 3 to 7 days. The resortcharges far more for than we do for similar units in similar timeframes.

Week of July 4, 2008 Christmas Mountain Wi. Dells. Aug 16-24 Heidil House, Green Lake, Wi. Sept 6 to Sept 18 The Lindo Mar, Puerto Vallarta, Mexico. Oct 18-25, 2008 Carlsbad Inn Beach Resort, Carlsbad Ca. Oct 24-31, Summer BayResort Las Vegas. Nov 16, 2008 Stormy Point Village, Branson, Mo. Dec 27 to Jan 10, 2009 The Lindo Mar, Puerto Vallarta, Mexico. There might be a few more that we have not reserved at this time but we will add to the above list asap after they are reserved. While on vacation Bruce may be unable to receive email and send email messages because of a possible lack of easy access to computer hook ups at the above resorts. But please send your email and/or leave a message on our home phone and we will respond asap. But if we are vacationing in Mexico please email us for more likely a faster reply than leaving us a message on our home phone. Thank you for your understanding.


Please note our policy requires the renter of the rental party must be able to prove that they are at least 25 years old upon check in to permit use of the unit by the renter. A credit card imprint will be required upon check to cover any possible damages to the unit or resort. Absolutely no pets of any kind are allowed in any of our resorts units.

Please note that only 'Service dogs ' are entitled to stay at the resort because of the Americans with Disabilities Act and applicable State laws. But no regular 'pets' are allowed. To avoid possible Denial of Occupancy please call the resorts front desk at 1-608-254-3941 to verify that your dog meets the requirements to be considered a 'Service' dog before renting this unit from us.

Please be aware that any extra cleaning needed or damage caused by your 'service dogs' actions may result in a extra fees to be billed to the service dogs owner(s).

Please note that as per the resorts rules, absolutely no animals of any kind are allowed ( excepting Service Dogs) in any of our resort’s units. Violate this rule and you will have to leave and face a $250 or more sanitizing cleaning charges and in addition the definite LOSS of your $100. security deposit.

(2) The unit to be rented is called the Deluxe Timbers unit number 805-2 at Christmas Mountain Village which is RCI resort number 3662 and has earned RCI’s rating of being a Silver Crown resort. This unit has 8 entry steps. This unit has a fully equipped kitchen with a stove, full sized refrigerator, microwave, dishwasher and telephone. Dinning area has a table with 6 chairs and breakfast counter and 2 stools. A in-unit washer and dryer is located off of the kitchen area The living room has a queen sized sofa sleeper. 2 stuffed chairs, entertainment center with TV, VCR player, CD player and gas Fireplace.

The Master bedroom has a closet, queen sized bed, full dresser, clock radio, a Jacuzzi and a full bath with shower and hair dryer. The second bedroom is upstairs with 2 twin beds, clock radio, full dresser, nightstand, closet and TV. Upstairs also has full sized bath and the upstairs deck has patio furniture. The downstairs deck has a gas grill and patio furniture. The hide away bed in the living room sleeps the 5th and 6th persons. All of the units are 2 story units and there are no other units on top or below your unit.

Standard In All Units. Toilet paper, garbage bags, laundry baskets, towels, glassware, paper towels, broom and dust pan, mop and bucket, pots and pans, clock radio, toaster/toaster oven, hand and dish washing soap, vacuum cleaner, bed linen, cooking utensils, coffee maker, blender, silver ware, iron and ironing board. (3) Length of rental for week number 26, year of 2008 is for 7 nights. Your week begins with check in at 3:00 PM Sunday June 29, 2008 and check-out is on or before Sunday July 6, 2008 at 10:00 AM. To avoid any possible check in problems if you are not going to check in on the day assigned to you on your confirmed reservation, we suggest you call the resort a day or two before your assigned check in date to make sure they hold your reserved unit open for you and have not mistakenly assign your confirmed unit to some else. Inform them of the day you plan to check in.


(4) Important please note, in order to try to be fair to all interested potential renters, the first prospective tenant to send the landlord check for payment, will secure the unit and other later arriving checks will be returned. The earliest postmark gets this unit if two checks arrive for the same reservation date booked. There is a no refund policy once the timeshare is rented. The only type or refund that would be allowed is if this unit is uninhabitable as stated in part numbered section seven of this agreement, and no other similar units are available for the same week at this resort.

(5A) Total rent for the unit as listed above is $859 (in US Dollars). Please Note, NO PERSONAL CHECKS WILL BE ACCEPTED with in 30 days of the check in date, DO NOT SEND CASH. If with in 30 days of the check in date you should send a bank cashiers check, money order, etc. Payment required to secure unit is 100% of rental price as shown above. Please make check of $899. payable to Bruce F. Czajkowski.

5B. In most cases for special request for a non existing reservation check in date that we do not have a confirmed reservation for, there is NO CHARGE to have us check for availability for your special request that we do not have reserved at that time.

But a $200 good faith Pay Pal Good Faith down payment is required before we will CANCEL one of OUR confirmed reservations and try for a period of 2 business days after the Pay Pal good faith down payment is received to reserve your special request time period.

The main reason for this policy is that we may have already reserved a hard to reserve high demand reservation and may have to cancel that high demand reservation to try and accommodate your request.

The reason we have the rule as it is not fair to the owners to have the owners cancel a high demand and book a sprcial request week, so their efforts and time is not wasted by people who made that special request and then not rent.

Once the confirmed reservation is made the renter-tenet after being emailed is to send in the remaining balance due with in 24 hours.


(6) The tenant agrees to rent the unit as listed above from the landlord, and the landlord agrees to lease that unit to the tenant.

(7) The term of the lease is only for the exact period designated in item # 4. The tenant may use the Unit during the term without interference subject to the terms of this lease. If the Unit is not habitable on the day the lease starts by reason of flood, fire, storm, or for any other reason, the landlord shall refund the rent forth with and will there after have no further liability to tenant.

Here are some links to renter's Travel Insurance that could help lessen any financial loss because of unforeseen circumstances of storms and other weather problems, travel problems like airline strikes or Airline Bankruptcies, health , etc problems or any other problems causing financial loss the landlord did not cause and is not responsible for.

You may also want to contact local travel agents and check out the cost of the of a level of a Travel Insurance package that you feel comfortable to protect your self against unforeseen circumstances that may affect or end your vacation plans.

(8) The tenant agrees to pay the rent as set forth in paragraph five at times stated in that paragraph. If the rent payment is not received by the landlord on or before the date specified the landlord may declare the tenant in default by written notice sent by either certified mail, e-mail, or fax. If the default is not cured within four days by sending the amount due by priority mail is after the receipt of the notice, the landlord may rent the unit to others.

(9) The tenant may use the unit only in accordance with the rules and regulations of the resort in which the unit is located. No pets are allowed. If the tenants or their guests violate the resort rules which results in the resort kicking them out, there will be no refund of any portion of the rent for the unused time.

(10) The landlord will pay maintenance fees and all utility charges for the unit.

(11) The tenant will pay for all of the telephone calls made from the unit, any housekeeping services for which there is additional charge, and any extra charges (except utilities) imposed by the resort for services or for the uses of its facilities.

(12) The tenant agrees to maintain the unit in the same condition as it is at the start of the lease term, except for ordinary wear and tear. The tenant will pay for all repairs, replacements, and damages caused by the act neglect of the tenant, the tenant's household members or guests

(13) Immediately upon receipt of the full rental payment, the landlord will send to the tenant a letter to be presented to the resort that the tenant will be occupying this unit during the stated term.

(14) The landlord is not responsible for any inconvenience or interruption of services due to repairs, improvements, or for any other reasons beyond the landlord's control.

(15) The tenant may not sublease the unit or assign this lease without the landlords prior written consent.

(16) All notices may be sent to the address, e-mail, or fax numbers set forth in the opening paragraph of this lease.

(17) Additional charges for services and activities may be charged additional fees by the resort to the tenant, including, but not limited to golf, ski hill, craft materials, etc.

(18) In the following was published in the Sunday, November 30, 2003 Milwaukee Journal Travel Section. “ Christmas Mountain Village, 4 miles from Wisconsin Dells, One new Black Diamond run and two intermediate trails served by chairlift. Renters can step into 150 new sets of shaped skis. There is a new skating rink with rental skates. Saturday night Lounge entertainment. We suggest that you check with the resorts front desk to make sure of all the details as outlined in Milwaukee Journal article.
