We can have at all times the following combinations of confirmed reservations booked.

The way that our EXTREMELY RARE UNIQUE 'Blended'' UDI Oak Timbers at
Christmas Mountain (CMV) you can get about 8 to 12 yearly ' FLOATING FLEX
reservations'. The way this deeded 'Blended' ownership works is that at all
times we are allowed to have 3 Floating Flex confirmed reservation booked
AT ALL TIMES on JUST ONE of our unique Oak Timbers 'Blended' ownerships.
Plus you will also have 9,000 yearly Bluegreen Points for other Bluegreen
reservation(s).

We can have at all times the following combinations of confirmed
reservations booked not counting the reservations made with the 9,000
Bluegreen Points.

We can have one flex red time period reservation plus any
combination of 2 other reservations that can be white or blue time period
reservation time period or one of each. Once the check in date for a
reservation passes you are allowed to book another reservation for up to 7
FULL nights for only a $75 housekeeping fee subject only to availability of
the UDI Oak Timbers units.

Each CMV UDI Timbers resort reservation now costs only $75. and is called a house
keeping fee. Each reservation is good for up to one full week in a UDI Oak
Timbers 2 bedroom 2 bathroom sleep 6 unit at our resort.

PLEASE NOTE that these ownership costs are figured WITH OUT ANY RENTAL
INCOME PROFIT BEING DEDUCTED from the expenses mentioned here that you may
receive from renting out extra reservations to other vacationers like we do
which can dramatically lower your average reservation costs. Many cover
their yearly total costs renting out to friends, family and co-workers and
still have enough vacation reservations for their own use.


We think you would agree that up to this point the opportunity for possible
vacation savings for you are pretty dramatic.

Those of you that already have it RCI points account know that a maintenance
fee cost of three quarters of one cent to one cent per RCI point in yearly maintenance fees is widely
considered a fairly good value and that many ownerships cost more per RCI
Point.

As of the beginning of 2011 under the RCI weeks for the RCI Points Program
you are allowed to deposit 4 of these CMV UDI Oak Timbers weeks into your
RCI Points accounts per year which can add a total of upwards of between

The Villas, the Cabins, The Cottages and the Timbers. Renovations have
already started for ALL OF THE UNITS AT Christmas Mountain. We happen to own one at least one of
each of these types of ownerships so we know what we are talking about in
regard to these Special Assessment costs.

The UDI Oak Timbers approved Special Assessment budget came in at $2,485
per multi week ownership which was less than 49% of the first projected
Special Assessment budget of $5,100 per ownership. The Oak Timbers UDI
Oak Timbers Special Assessment budget is $2,485 or $828 per year for 3
years with no interest. The billings wiere sent out on about Nov 1, 2012
but the first payments were not due until Jan 1, 2013 which we have paid
the first payment. On January 22, 2013 we prepaid in full the other 2 payments.

Bruce paid the Special assessment in full to avoid bookkeeping and
paperwork transfer problems and the Special assessment is not included in
the listed price. Buyer will reimburse Bruce for the Special assessment
payment.
Renovation started right after Thanksgiving in 2012.

We do not have to pay the $25 reservation fee if cancelled at least 3 nights before that reservations check in date. We can cancel those Flex reservations and do not have to pay a reservation
cancellation penalty and are not charged for the resorts low cost $75 housekeeping

Each CMV UDI Oak Timbers ownership gives the equal of about 70,000
to 90,000 or more yearly Bluegreen Points usage per year at Christmas Mountain
Village depending on how they are used.

On on yearly going operating cost save about 70% to 80% with this our EXTREMELY RARE DEEDED UDI OAK TIMBERS MULTI WEEK Condo ownership compared to the current Resort Developer

Dells area and others in the Dells area. For you love Door County we have
exchanged back into our The Rushes. Other Door county resorts we have
exchanged into is Little Sweden and on Lake Michigan Bailey's Harbor Yacht
Club.

deleted our account numbers, control and exchanges numbers from the
exchange companies websites history postings of our RCI and Interval
International accounts. Some of the resorts listed above were gotten through

These RCI (generic) Point assigned values were taken from the RCI Weeks
Resort reservations-Member information web site on December 31, 2007 but are
subject to change.

All units listed below are two bedroom units per RCI point. If the weeks
deposited into a separate RCI points account are 90 days or more out date
before the check-in date at your resort, you receive 100% of color time
weeks stated RCI Points Value.

One Oak Timbers CMV UDI Red week deposited 90 or more days out before
its' check in date receives 43,500 RCI Points.

One Oak Timbers CMV UDI White week deposited 90 or more days out before
its' check in date receives 28,500 RCI Points.

One Oak Timbers CMV UDI Blue week deposited 90 or more days out before
its' check in date receives (I think) 16,500 RCI Points. We do not use blue
weeks for RCI Points but either use them for RCI Weeks or II weeks, or rent
them out.

If deposited 46 to 89 days out you receive 75% of that weeks colors stated
RCI Points Value.

If the deposit is made 31 to 44 days before check-in date, you get 50% of
the value of signed to that color stated RCI Points Value.

Here are some more of the advantages that our CMV UDI Oak Timbers ownership
can offer you.

You will only pay for one closing fee on our CMV Oak Timbers UDI ownership
for up to 10 or more weeks per year.

If you were to buy 10 other timeshares each with single weeks usage, and
although those 8 timeshares would not give you as many reservations as our
CMV UDI Oak Timbers ownership would, you would have to pay for 8 closing fee
costs.

Even if those 10 closing costs were only $300 each your total could be $3,000
in closing costs for those other 10 timeshares. Most Deeded closing costs
for one ownership are in the $300 to $400 range and some are even higher.

So immediately you could save about $2,550 or more on comparable closing
costs the first year for MORE usage rights with our CMV UDI Cottage
ownership.

The average maintenance fee for a US mainland 2 bedroom unit average unit is
about $700 to $800 US and higher.

So your yearly commitment for maintenance fees for those 10
other timeshares could be about $7,000 to $8,000 .

Now compared to our CMV UDI Oak Timbers $1,201.29 yearly maintenance fees
+ 10 housekeeping fees of $75 = $750 equals a combined total of $1,951.01
+ $129. for the Bluegree Club Dues (for the 9,000 yearly Bluegreen Points)
equals a combined total of about only $2,080.01 for 10 Oak Timbers UDI
'Blended ' Flex reservations and 9,000 yearly Bluegreen points per year.

That is about a on going savings to you of over $5,600 to $6,400 every year
on comparable yearly maintenance fees for 10 weeks of comparable usage.

So between the about $3,000 savings on comparable closing costs and first
years savings on about $5.000. to $6,000 and more maintenance fees you could
expect save about $8,000 to $9,000. in the first year of ownership on our CMV
UDI 'Blended' Oak Timbers based on 10 weeks of usage. .

Remember with our CMV UDI Oak Timbers ownership you can cancel a a 'FLEX' reservation
a little more than 3 full nights before check in and you DO NOT have to pay
a late cancellation charge like you would with many other timeshare
ownerships.

So with our CMV UDI 'Blended' Oak Timbers ownership as you can as soon as
you cancel a 'FLEX' reservation you can reserve another reservation in its
place, based of course on UDI Oak Timbers unit availability.

Here is a brief summary of fairly common other timeshare ownership types.

The two most common types are that you buy one deeded week of timeshare
ownership to be used every year.

One is a fixed week were you are assigned a certain numbered week to use at
the resort you bought at.

The second is a 'floating week' or some times called a 'flex week' were you
call the resort management company every year and based on unit availability
you pick the week that you want.

The yearly typical average maintenance fees for these two types of
ownerships on the US mainland average about $650 to $800 and up for one week
of vacation in a two bedroom, sleep 6 unit.

Keep in mind that places off of the US mainland like Hawaii, ect that you
can exchange into, you can reasonably expect to pay anywhere from $100 to
$400 more per week in yearly maintenance fees for a two bedroom unit than on the main land..

A third type of ownership are the mini chain 'Points' systems ownerships.
There are a fair amount of different brands of point systems out there.

The maintenance fee costs for one 2 bedroom week of typical points usage
falls about in the general range of $600 to $750 .

The one we are most familiar with is the Blue-green point System.
Blue-green is the management company of our UDI resort that also has the
regular weeks and the Blue-green Points.

9,000 Blue-green Points will get you a two bedroom unit for a week at our
resort for any season.

The yearly maintenance fee cost for that one week for stand alone Bluegreen
Points in 2010 for $9,000 Bluegreen Points in Trust B was $737.00 for
Trust E $674.50 was or for Trust D was $585. plus add the $129 yearly
mandated Blue-green Club Dues will total about for one week every year usage
at Christmas Mountain for 2 bedroom red week. Your Bluegreen Points for
one week toal cost cost would be about a low of $715. to a high of $ 866.

A best guesstimate on 10 weeks worth of Blue-green Points Maintenance fees
at the lowest of about $585 per week would be about $5,850. per year year not including their yearly Club
membership dues.

You can bank for example 3 white weeks for exchange with RCI 'weeks' and
receive exchange priority back into CMV and receive 2 or 3 high demand Red weeks
if requested out far enough ahead of check in time.

Then that saves your CMV UDI Oak Timbers high demand red weeks and if you do
like we do you can rent them out to pay for your yearly maintenance fees and even show a profit.

Those that are familiar with other US timeshare ownerships know if you own
just one White and just one Red week two bedroom unit at other US resorts,
your maintenance fees for those two weeks used would most likely exceed the
cost of our CMV UDI Oak Timbers yearly maintenance fees.

Some of our CMV UDI Oak Timbers reservations we used to go on vacations at
CMV as we live only 140 miles away.

Some we rent out to other vacationers. Some we use for trades with the 2
major trade companies RCI and II and if we wanted we could exchange into
approximately 4,000 other timeshare resorts around the world.

If you want to exchange into over 5,000 other resorts worldwide your
exchange fees range from about $129 to $199 for a US exchange trade. It
trades with both RCI and II and some of the independent exchange companies.
