Timeshares VS Vacation Rentals

Given the many different type of lodging accommodations for people to choose from when they are planning their vacation I feel it is important to know the similarities and differences between each type. If you are a regular reader of this blog you know that recently we have compared timeshares to fractionals and hotels, in this post we will compare them with vacation rentals. Many individuals might think that timeshares and vacation rentals are virtually the same thing however this is far from the truth.

There are many similarities between these two lodging options, most of the time they will both be located close to a popular vacation destination and the attractions that this location has to offer. Both a vacation rental and timeshare are normally available year round and during the peak season or holidays the cost for using the property will increase. Both also provide the user with most of the amenities of home, including a kitchen which allows families on a budget to save money by not spending as much on eating at restaurants. Normally these property types will give travelers more space to relax when compared to a hotel room.

Although there are many similarities between the two options there are also many differences that should be taken into consideration when making a decision. While timeshares will normally be located in resort areas with amenities such as a pool, tennis courts, and room service, vacation rentals are normally houses or condos that simply provide access to nearby attractions. Since timeshare owners normally purchase only one week of usage per year they are more cost effective as oppose to owning an entire vacation rental property. The reason for this is a vacation renal is normally owned by one party, basically allowing them exclusive access to the property anytime throughout the year, whereas a timeshare unit will have multiple owners who can access the unit only during a given time throughout the usage period. Timeshare resorts are normally run by a management company or an owners association, thus the owner is not directly responsible for any repairs or upgrades that might need to take place on the premises. However, if a party decides to purchase a vacation rental they would take care of any necessary repairs or upgrades to the property themselves. Since timeshares normally have a usage period of one week they are usually only rented out for one week at a time, however since the owner of a vacation rental property has exclusive access it is easier for them to rent out the property nightly.
