Timeshare Purchase - Finding the Perfect Timeshare Part 2

Written by: Traver

Last week we posted the first steps for purchasing a timeshare, if you have not yet read the first part of this post, “Timeshare Purchase – Finding the Perfect Timeshare”, we encourage you to go back and do so before reading the remainder of this post. Once you have determined the right location for your family and the type of timeshare you will need you can then begin the search for the perfect timeshare and initiate communication with the timeshare owners.

Finding A Timeshare
Vacation Timeshare Rentals has many different options for searching our timeshare resale database for the perfect timeshare. Since you have already narrowed down the location you may start your search by exploring options in the cities you have selected. This search can be very broad, if you have done further research on the timeshare resorts within a given city this may be a better way to search, as the resort name section of our site allows you to view all available resales at a given resort. The most popular way to search our database is using the advanced search feature, this will allow you to specify all aspects of the timeshare that are important to you, such as number of bedrooms, bathrooms, usage dates, city name, resort name, etc. Once you have narrowed down the options you will then begin to contact the owners of these timeshares.

Contacting the Current Owner
After you have narrowed your search you can then begin to contact owners about purchasing their timeshare. On VacationTimeshreRentals.com every contact will be sent to the owner via email, this way the owner’s privacy is protected. When viewing a full page ad there is a link that says “Send Owner An Email”, when this link is clicked a new screen will pop up asking for your contact information and containing a section for your questions. When you have entered all the information and clicked the submit button your email will be sent to the owner of the timeshare, you will also receive a confirmation email letting you know the email was sent. Do not be alarmed if it takes the owner a few days to respond to your inquiry. Most of the time owners are willing to negotiate the resale price even if they have already listed an asking price for the unit. Do not be afraid to offer less than the asking price, this is a very common practice for timeshare resales. Once you and the owner have agreed upon a price it is time to send the transaction to a timeshare closing agency.

The Closing Process
Since you and the owner are strangers it is important to get an independent third party involved to handle the transfer of the deed and the transfer of funds from one party to the other. There are many timeshare closing agencies you can choose from, however we recommend using Timeshare Title. We have been recommending this company for a number of years and had good results. A timeshare closing from this company will normally cost $375, unless the property is in Hawaii in this case the closing is $475. The service includes the following:

  • Preparation of Deed and State Tax Forms
  • Delivery of Closing Documents to Buyer and Seller
  • Delivery of Deed to Clerk of Court
  • Escrow of Purchase Money Funds
  • Acquisition of Estoppel Certificate
  • Resort Notification of Transfer
  • Transfer of Ownership
  • When the closing process is complete all that is left to do is enjoy your timeshare for years to come. Please feel free to contact us if you require any assistance in a timeshare purchase.
