Timeshare owners want to know how to rent their unit and how it can be done in a timely manner. This is one of the most common issues addressed on a daily basis. There are three factors owners must consider when trying to rent a timeshare, location, price, and availability.
The first factor in a successful timeshare rental is the location. Obviously a timeshare unit in a highly desirable location will have a better chance of being rented than one in a lower demand area. The same will go for proximity to area attractions, take Disney timeshares for example, a unit that is less than one mile from Disney World will most likely by rented faster than a unit located fifteen miles away from Disney World.
The second factor is price. This could be the most important factor in whether the timeshare is rented or not. VTR always advises owners to put themselves in a potential renter’s place, if the renter finds two units that are similar, they will obviously rent the lower priced unit. For example, there are two units at the same resort, with the same amenities, one is listed for $1,000 and the other is listed at $600, which one would be considered a better bargain? Obviously the lower priced unit, especially with the economic downturn seen in the US recently. It is also recommended to research other timeshare rentals on the web, finding the asking price of similar units will help determine a fair price.
The third factor to consider is availability. Most timeshare resorts will divide time into three different categories, high, medium, and low or red, white, blue, depending on the resort. Other resorts may also have different terminology, whatever it may be they all indicate the same thing, different times during a year at that resort are more desirable. High season will normally sell out before other times during the year, since they are in higher demand, timeshare owners will find it easier to rent out a high season unit at a given resort. Do not be discouraged if you own during medium or low season at a resort, owners can be successful renting units during off season, however they may not rent as fast or receive the same amount for the rental.
